Brownstone Shared Housing, Inc. ("Brownstone," "we," "us," or "our") provides housing information and services through brownstone.live. This policy explains how we handle personal information when you visit our website, contact us, apply for housing, make a reservation, sign a lease, or pay us.

We do not sell or rent customer information. We do not give other businesses your contact, reservation, identity-document, or payment records for their own marketing. We disclose information as needed to provide our services, process payments, operate our website, and meet legal obligations, as explained below.

We use personal information to respond to inquiries, review applications, verify identity and eligibility, arrange housing, manage reservations and leases, process payments and refunds, and send service communications such as confirmations, agreements, and move-in instructions. We also use it to maintain our records, support residents, understand and improve our website, prevent fraud, resolve disputes, and comply with legal obligations.

If you choose to receive promotional emails, you can unsubscribe using the link in those emails or contact us. Necessary messages about your application, reservation, lease, or payment may still be sent.

4. Stripe payments and bank verification

Stripe processes payments made through our Stripe checkout. Payment details entered in Stripe's payment interface are provided directly to Stripe; Brownstone does not store full card numbers or card security codes from that checkout. We keep transaction records and limited payment-method details needed to manage your payment.

If you choose to link a bank account through Stripe Financial Connections, the authorization screen explains what access you are granting. We use the authorized account information to set up bank payments and, where requested during a reservation, check whether sufficient funds are available. Our reservation records include the balance-check outcome and related account references. Linking an account does not give Brownstone your bank login credentials.

Stripe also handles information for its own payment, security, fraud-prevention, and legal purposes. See Stripe's Privacy Policy. Other payment or verification options, when offered, are also subject to the relevant provider's privacy notices.

5. Cookies, analytics, and external services

Our website uses cookies and similar technologies for functionality and analytics. Google/Firebase Analytics helps us understand website use. Embedded maps, media, forms, and other external services may receive device and usage information when they load or you interact with them. These providers may collect information about your activity over time and across other websites, subject to their own policies and your settings. See Google's Privacy Policy.

You can manage or delete cookies in your browser and use Google's Google Analytics opt-out browser add-on where supported. Blocking cookies may affect some features. Our website does not currently change its behavior in response to browser "Do Not Track" signals.

We keep personal information for as long as reasonably needed for the purposes described here, including providing housing, maintaining lease and transaction records, complying with accounting and legal requirements, preventing fraud, and resolving disputes. The retention period depends on the information, our relationship with you, and applicable obligations; we do not use one fixed period for every record.

We use reasonable administrative, technical, and organizational safeguards to protect personal information. No online service or storage method can guarantee absolute security. Please do not email full payment details, bank passwords, or copies of identity documents to make a privacy request.

7. Your choices and privacy requests

You can contact us to ask about your information, request access, or request a correction or deletion. Depending on your location and applicable law, you may also have rights to obtain a portable copy, opt out of a sale or sharing as defined by law, limit certain uses of sensitive information, or withdraw consent where processing relies on it. California residents may have these rights under the California Consumer Privacy Act when it applies.

We respond as required by applicable law and do not discriminate against you for exercising a protected privacy right. Some records must be retained to complete a service, meet legal obligations, or address other permitted exceptions. Withholding information necessary for a reservation or payment may prevent us from providing that service.

Our website and application services are intended for adults and are not directed to children under 18. If you believe a child has provided personal information through our website, contact us so we can review it and take appropriate action.

We operate in the United States. Information may be processed in the United States and in other locations where our service providers operate, which may have different privacy laws from where you live.
